How RAYDOR evaluates opportunities
Everything published on RAYDOR follows the same sequence, and every label on the site means one specific thing. This page explains both.

- Step 1
Evidence
We start from a primary source — a government register, regulator notice, official announcement or developer publication. If we cannot point to the source, we do not publish the claim.
- Step 2
Context
A fact on its own rarely means much. We place it against the surrounding area, the existing pipeline and comparable evidence already on file.
- Step 3
Potential impact
We describe what the change could plausibly affect — accessibility, demand, supply, financing, exit flexibility or ownership rules — and state that it is a possibility, not a projection.
- Step 4
Risks
Every assessment names what could go wrong: delivery timing, competing supply, resale liquidity, service charges, regulatory change.
- Step 5
RAYDOR view
Only then do we add interpretation, kept visually and editorially separate from the facts above it.
What each label means
- Fact
- A statement traceable to a named source. No estimate, no rounding into a nicer number.
- RAYDOR view
- Our independent interpretation of those facts. It is an editorial opinion, not advice or a forecast.
- Verified
- A person on our team has checked the underlying source and the record is published publicly.
- Under review
- We track the item but there is not yet enough verified evidence to publish an assessment. It is an absence of evidence, not a negative verdict.
- Not verified
- Used for a specific factual field — for example a resale threshold or bank financing status — where we have not yet confirmed the detail with the developer or lender.
Principles we hold to
- RAYDOR is independent investment intelligence. It is not financial advice and never a guarantee of returns.
- Missing evidence is never guessed. An empty field stays empty until it can be sourced.
- Developer reputation alone does not determine investment quality.
- Attractive payment terms do not eliminate execution, delivery or resale risk.
- Facts and RAYDOR interpretation are always kept distinct on the page.
- We do not sell property and we are not paid to rank a project higher.
RAYDOR does not operate a numerical scoring model beyond the editorial signal framework described above. Where a project or area has no published assessment, it stays Under review — see our disclaimer for the full legal position.
Coverage and independence
Coverage and independence
Our research is not limited to projects with which we have a commercial relationship.
RAYDOR may be compensated through a registered transaction partner if a purchase completes. That compensation does not determine which projects we research, display, compare or analyse, and it is never added to the price you pay the developer.
